Central Services Facility

Owner: New Jersey Turnpike Authority
Location: Woodbridge, N.J.

As part of the New Jersey Turnpike Authority’s $7 billion Capital Improvements Program, Gannett Fleming analyzed the condition of NJTA’s maintenance facilities and found that, at 60 years old, many were outgrown and outdated. With more than 4 million pieces of equipment and materials spread across 26 maintenance facilities, NJTA needed a better way to manage its inventory. The lack of a central inventory made it challenging to maintain proper inventory levels, with items consistently running out of stock in one location and sitting in abundance in another.

Gannett Fleming partnered with NJTA to identify a solution – the creation of a Central Services Facility. Divided into two sections, the 67,458 square-foot facility provides centralized warehousing of parts and equipment and serves more than 120 employees. The design team seamlessly integrated the facility into the 9.93 acre project site, along with 249 parking spaces, a new fueling station, an 8,500-square-foot salt shed, an outdoor storage yard; and a fresh water rinse and de-icing station.

By using precast, load-bearing panels for the exterior walls, designers increased the durability of the maintenance facility to withstand the daily impact of heavy equipment moves. The solution also reduced construction time and helped the project meet an accelerated schedule – 17 months instead of the standard 24 months for a facility of this kind – in order for New Jersey to be ready for the 2016-2017 snow season.
